From 6 months to 9 months before your turn over of your apartment / condominium / house from your developer, you usually scout for banks for home loans and check their interest rates. 

Your down payment (20%) to your developer usually is asked and so the usual loan approval is about 80% of as your balance on your total amount payable on your developer's schedule of payment. 

At this time also, you would want to check all your statements of accounts that came from your (property) developer so you can check against your Schedule of Payment that was given you when you first reserved the property, so you will know all of your payments and remittance payments, if you're abroad, are all accounted for. 

There will be two more fees: the BDO Bank fees and your developer's Miscellaneous Fees.

The loan application usually takes about 5-banking days upon submission of 'complete application documents'. You'll be informed by the BDO bank's email address; we may also inform you via our WhatsApp or our Viber and for you to check that loan approval from BDO's legit email. Usually they will call your office as part of their CI, credit investigation, even if you're abroad.


There are No Assessment fees, but BDO charges bank fees estimated at 2.5% of the approved loan amount. Bank fees shall be paid upon 'loan documents signing' and before issuance of Letter of Guaranty.

Bank Fees for BDO: Unlike Property Developer Miscellaneous Fees, these cannot be included in a bank home loan.

For a 31.5 sqm Mandaluyong property (turned over in 2018) with a 3.55 million Pesos loan over 15 years (6% for first 5 years):

Monthly amortization: PHP 29,976.00

Mortgage Insurance: PHP 1,259.00

Fire Insurance: PHP 878.00

Total monthly fee: PHP 32,113.00


Actual Transactions:

Loan Amortization: PHP 26,645.00

Loan Amortization: PHP 3,331.00

Fire Insurance: PHP 976.00

Mortgage Insurance: PHP 1,259.00


Example of Property Developer Miscellaneous Fees


Please advise on the amount you want to loan: e.g. PhP 3,570,616.84 for a 3-year fixed interest, 10-year term.


Important: You may usually want to include any other developer's fees there so what you will be paying the coming turnover is only the BDO bank fees.

Your developer's fees or sometimes called Miscellaneous Fees can vary and you can ask your developer's office administration the breakdown of the Miscellaneous Fees for your own record.
