Single na pero married 10 years ago

Question po:

If single parent po pero hiwalay na matagal na sa asawa, nakabili ng property, need po ba ideclare status na Married pa din? Would the bank check it po? Malalaman ba ng bank na di ako single, kundi married ako (pero hiwalay)? Why need po ba explicitly named po ang beneficiary when I buy a house? Meron po bang habol si estranged husband if say nadefault ang loan for the reason na I pass away (namatay na)? I would like po sana ang son ko ang beneficiary, hindi po ba automatically assigned yan? Paano po ang 6% inheritance tax?

Segue: Ideally mga 9 mos to 6 mos before the turn over, nakahanap ka at approved na dapat ang home loan mo.

The name of the buyer ng estate ang syang may-ari ng property. Kung single name is Eleonor San Juan Alcantara which is her married name pero hiwalay na sa asawa (matagal na) ang nakalagay sa application form is Married, name is still her name (married name). Importante is na-nominate mo ang anak mo as beneficiary of the asset should you expire in the foreseeable future. Kahit alam ng state na married ka pa din kahit hiwalay ka na sa asawa mo, maiging ilagay mo antimano ang pangalan ng anak mo, kahit bata pa sya, edad less than 18 years old, upang masigurado mo na ang magmamana or beneficiary ay ang anak mo.

Magagawa mo ito sa bisa ng isang legal document. (Liban pa sa last will and testament.)

Legally separated couples can often continue providing each other health care, Social Security benefits, and tax benefits. Meaning asawa mo pa din ang beneficiary mo. Unless you nominate explicitly using a document notaried by a lawyer na ang gusto mong beneficiary ay anak mo, hundred percent.

Ang anak mo na bata pa, makukuha nya ang nakapanglan sa kanya ng titulo, after inheritance tax (6%) and applicable title change name (usually 150K in metro Manila, cheaper sa province).
